Selling a tired house usually means two bad options.
Sell it as-is.
Buyers discount hard for condition. The people most likely to buy it? Renovators and investors — who will do exactly what we do, and keep the profit your house created. You get the "as-is" price. They get the upside.
Renovate it yourself.
Your money. Your risk. Months of quoting, managing trades, chasing schedules — and the real chance of spending more than the renovation adds. Most people don't want that project. Fair enough.
There's a third option most homeowners have never been offered.
We renovate. You pay nothing toward it. You share in the result.
A conversation and a look at the house.
Jason comes to you — Sydney, Central Coast or Illawarra. No cost, no obligation. If the numbers don't make sense for you, he'll tell you straight.
Your minimum amount, agreed in writing before work starts.
Before anything happens, we agree — in writing — the minimum amount you'll receive. Your own solicitor can review everything. If you're not comfortable, you walk away.
We fund and manage the full renovation.
Our money, our trades, our project management. You pay nothing toward the renovation — it's not a loan, there's no credit check, and nothing is deducted from your side. You remain the owner throughout.
The house sells renovated — and you share in the result.
You receive your agreed minimum, plus a share of the value the renovation created above it. The better it sells, the better you do.
We only do well when the sale does well. That's the point — we're on the same side of the table.

A builder, not a buyer.
I'm Jason. I've spent more than 30 years on the tools — building, renovating and managing projects with my own hands and my own trade network. Dwelling Works exists because I kept seeing the same thing: good people with tired houses in good areas, handing the renovation profit to whoever bought the place.
I'm not a house-buying company making lowball cash offers. I'm not a lender handing you a renovation bill at settlement. I'm a builder who funds the work, carries the project, and shares the result with you.
If your house isn't right for this, I'll tell you at the kitchen table — not string you along.
If the numbers don't work for you, I'll tell you straight.
What a proper renovation does to a tired house.
As-is, in original condition, this North Avoca home would have struggled to attract buyers at all — homes in that state often sit and sell well below their potential. Local agents put its as-is value around $1.05–1.1 million. We funded and managed the full renovation. It's now on the market at $1.45M+. The owner's minimum was agreed in writing before work started — and the renovation's result means they'll walk away with more.
This works brilliantly for some homes. Not all.
It tends to suit:
- An original-condition or dated house in a good suburb
- Downsizers ready for the next chapter, wanting full value from this one
- Families handling a deceased estate who don't want the burden of a renovation
- A move to assisted living, where the house needs to fund it properly
- Separating couples who need a clean, maximised, neutral outcome
- Owners relocating who can't manage a renovation from a distance
- Landlords done with a dated rental
It's probably not for you if:
- The house has been recently renovated — there's little value left to add
- You need to settle within a few weeks — a proper renovation takes time
- You're looking for a quick cash offer — that's not what we do
Honesty here saves everyone time. If it's not a fit, the first phone call will tell us both.
Everything in writing. You stay the owner. Your solicitor checks it all.
- Your minimum amount is agreed in writing before work starts. Not a verbal promise — a written agreement.
- You remain the owner throughout. We don't buy your house. It stays yours from the first conversation to the day it sells.
- You pay nothing toward the renovation. Not upfront, not at settlement, not ever. No loan, no credit check, no repayment.
- Your own solicitor reviews everything. We encourage it. A partnership only works if you're comfortable — and nothing proceeds until the agreement is signed by both of us.
- No pressure, at any point.Until you sign, you can walk away. Plenty of people take weeks to decide. That's fine.
FAQ
What's the catch — how do you make money?
No catch, just a straight answer: we're paid a share of the value the renovation creates above your agreed minimum. If the renovation doesn't create value, we don't do well. That's why we're selective about which houses we take on — and honest when one isn't right.
Is this a loan? Will you check my credit?
No. It's not a loan, there's no credit check, and there's nothing to repay. You pay nothing toward the renovation. This is a partnership, not finance.
What if the house sells for less than expected?
Your minimum amount is agreed in writing before work starts. That’s the foundation of the whole arrangement.
Do I lose control of my house?
No. You remain the owner throughout. Nothing happens without a written agreement, and your own solicitor can review it before you sign anything.
Who actually does the renovation?
Jason — 30+ years of hands-on building — and his established trade network. Projects are managed personally, not outsourced to a broker.
I've already spoken to an agent / signed with an agent. Is that a problem?
Usually not. We work alongside agents all the time. Mention it in the first call and we'll work out how it fits.
Why wouldn't I just renovate it myself?
You absolutely can — if you have the funds, the trades, the time, and the appetite for the risk of over-spending. Most people don't want to run that project. That's what we're for.
How long does it take?
It depends on the house. Timelines are scoped up front and agreed in writing along with everything else. Typical projects run a few months, not weeks — a proper result takes proper work.
What does the first step cost?
Nothing. It's a phone call, then a look at the house. If it's not a fit, you'll know quickly and it will have cost you nothing.
See if your home qualifies.
Fill this in — takes under a minute — and Jason will call you within 24 hours. A conversation, not a commitment.
One conversation. It costs nothing, and it might change what your house is worth to you.
If you've got a tired house in a good area and you're thinking about selling — talk to us before you accept an as-is price. The worst case is a straight answer.
